🔍 What You Need to Know
As a non-resident, you are subject to limited tax liability in Switzerland. Only the officially determined deemed rental value / rental income and the tax value of the Swiss property are taxed – after all applicable deductions.
In almost all cantons, your worldwide income, paid debt and mortgage interest, and year-end assets and liabilities must still be declared. Everything not directly related to the Swiss property is excluded from Swiss taxation under the progression proviso – it only flows into the determination of your applicable Swiss tax rate.
Some cantons only require a declaration of the property and directly associated income and costs. It is therefore worth clarifying the cantonal specifics before we begin.

In addition to the standard documents (worldwide income, assets, debts), the following are specifically needed for the property:
- Officially determined deemed rental value and tax value of the property
- Mortgage interest paid for the property
- Property maintenance, renovation work, or third-party management costs
- Outstanding mortgage balance for the Swiss property as of year-end
- For rental income: rental agreements and payment records
